Happy Vinyl Decking Customer Shares Story with Duradek

There is nothing more important to any business than a happy customer.

At Duradek, we take pride in the excellent quality of our deck vinyl; and that we have built a brand reputation so reliable that “Duradek” is often used synonymously to describe all vinyl decking.

We also know that no matter how good a vinyl decking product is manufactured, it must be installed with the expertise of a skilled professional trained in the specific details required for effective deck waterproofing to be completely reliable. A unique combination of deck building, roofing and floor laying skills all contribute to the professional installation techniques of a Duradek installer.

It is this combination of a superior product and professional installation that keeps Duradek the leading brand of vinyl decking in North America.

Below is an unedited letter from a recent Duradek customer that details how an unsatisfactory past experience with his deck was able to be turned around when he contacted Duradek. It is summed up nicely with the statement, “The deck is finished and it looks really awesome and I am extremely happy.”, but his story below will tell you why….

Letter to Duradek - September 14, 2015

Good Day and to whom it concerns;

Back in 2014 I contacted your head office and asked for a dealer or installer in my area. I reside in North Bay ON. I was given the name of a Mr. Jim Simpson (at Raildek in Ontario), and this raildekoffice@gmail.com as his e-mail address. I then contacted Mr. Simpson, who sent me to a Mr. Pete Larocque of Deck World North.

Short history, I had a really nice deck built or so I thought, less than 2 years and it was leaking and ruining my house. The other company would not honour their warranty because it was not installed by one of their people, but I bought the product from a store that they sell it at and installed by a person highly recommended by that store. The deck project, which he promised, would be 3 weeks took 15 weeks to finish. First spring it leaked worse than a sieve. So I am somewhat jaded towards contractors. So I called the head office in BC to get a local contractor and that is how I ended up dealing with Mr. Larocque.

When a deck is situated over living space, leaks are unacceptable.

My next and natural question is where do you find these people that you employ and take the time to train into representing your company, they wear your logo on their clothing, they have the logo on their vehicles.

I knew things were not the same as with the other contractor when your people showed up on the correct day, at the correct time and with all their supplies. They also put in a very full long day of work. They did not let a sudden and cold shower slow them down. The second day once again at the correct time and they did a full days work. Third day dawned and they were once more on time, I was impressed. The third day was actually a short day. The deck is finished and it looks really awesome and I am extremely happy.

Duradek Forest Floor vinyl deck installed by Deck World North.

I was somewhat not happy that Mr. Larocque would not let me help and he kept me sitting down. I was not even allowed to tidy up my own deck. He and his partner, Marcel did everything. They both kept telling me to go and watch TV. They left and there was no clean up to do, all the trash and such were removed from the site.

People are quick to call to complain but few are willing to take the time to send a note and say how happy they are with the results of the people employed by anyone, but you folks at Dura Deck should be extremely proud of the way they represent your company by doing an exceptional job, which they did and this will do nothing short to ensure that the reputation of Dura Deck is maintained and broadened. I want to thank Pete and Marcel for going above and beyond the scope of their work and making my deck another room in the house and for their prompt and excellent work. Even if they did not let me do anything.

Mr. Andy R

Thank you, Andy, for sharing your Duradek experience. We hope you enjoy your low-maintenance deck for decades!

Duradek Vinyl Decking may Help you Sell Your House

One of the advantages of using Duradek vinyl decking on your home’s deck or patio is that Duradek has a value that contributes to the overall value of your home which can be transferred to a new owner. Not only because Duradek’s attractive, waterproof performance requires no annual labour, but also because Duradek has an industry leading warranty that is transferable to the home’s new owner if you sell your house during the 10-year warranty coverage period.

Duradek is frequently included as a value-added feature of a residential property in real estate listings, and this example published in the Globe and Mail on August 12, 2015 in the first paragraph of this article, headed “What they Got”, Duradek is listed as a top feature of a recent upgrade.

The fact that Duradek is perceived and noted as an important feature of a home should tell you two important things about what home buyers want (and don’t want).

- Home buyers want their residence to be constructed of reliable materials that will not require ongoing labour.

- Home buyers want proven, reliable products and to be protected if those products fail.

Deck waterproofing is of huge importance for the integrity of a residential structure. Professional deck waterproofing protects your home’s building envelope while decks finished by contractors that do not specialize in waterproofing my encounter water infiltration issues that can affect the entire home over time and can result in much more costly repairs. Deck waterproofing is definitely a project that you want to be sure is done right the first time.

5 Tips for Home Sellers

If you are selling or thinking of selling your home, and are wondering what upgrades you should perform first, renovating your deck with Duradek is a good value-added place to start.

Additionally, here are 5 great tips provided by Michelle Perrault from Sutton Westcoast Realty. (www.realresultsrealty.ca)

1. Clean and de-clutter

Make sure your kitchen, bathrooms, and floors sparkle. Use old-fashioned elbow grease or call in professional cleaners to get the job done. Can you walk into your walk-in closet? Does your car barely fit into your garage? Start packing early and put your seasonal and personal things into storage. Make your rooms and cupboards look spacious.

2. Repair the little things

Put on your home inspector‘s hat and walk through your house. Make a list of the items that need attention and arrange for repairs. Focus on your entry-way, drywall, paint, sticky/squeaky doors, leaky faucets, flooring and countertops.

3. Help buyers see themselves in your house

Remove your family photos and personal mementos. If you’re a collector, pack up your collection. Buyers have difficulty picturing themselves in your house when your personal items are on display.

4. Let the light in

Bright homes often have a higher resale value. Get your windows cleaned, inside and out. (Consider hiring a professional.) Pull back blinds and draperies to let natural light in. If you still have some dark spots, add floor or table lamps to the area.

5. Groom your yard

You wouldn’t go to a job interview without being well groomed, so make sure your yard is groomed for viewings. Trim your hedges and shrubs. Cut the grass. Pull weeds and cut back any greenery that covers walkways.

Duradek Additional Note to Recommendation 5 – this applies to all of your outdoor living space. Be sure to have your deck clean and staged. Outdoor living space is fast becoming one of the top features of a home, whether it is a single-family residence or a single apartment in a multi-residential property. In some cities like Vancouver, BC, the demand for outdoor living space and decking is creating a development trend. Don’t miss out on an opportunity to highlight a great selling-feature of your home by not presenting your deck or balcony at its best.

For more great tips on selling your home, see Michelle’s 27 Home-Selling Tips.

If you’d like to speak with a Duradek expert on how to transform your aged deck into a value-added Duradek deck, contact a Duradek Dealer in your area for a no-obligation estimate.

A Duradek deck or patio is a low maintenance advantage
for home buyers.

You Ask Shell About Vinyl Decking... Shell Asks Duradek

With so many building products available, even in specialty areas like decking, it is no wonder so many of us trust the experts we have come to rely on for building product advise.

Long before 'celebrity builder' was a job description, we had the pioneers of home renovation advice like Shell Busey to guide us through our home maintenance projects and product selection choices.

Shell Busey has been a much relied on home improvement guru in western Canada for decades and still provides valuable insights on his HouseSmart Referral Network and his AskShell podcasts.

In episode 10 of his educational podcast, Shell addresses questions he has received by email, one of which is regarding vinyl decking surface appearance and he discusses cleaning and painting (at about 40:06).

A little after that, Shell shares his interview with Duradek's Sales Manager Kevin MacMillan who discusses Duradek vinyl with Shell in a little more detail (starting at about 51:30). Kevin discusses some of the key factors that makes Duradek vinyl decking the leader in the industry and how the brand "Duradek" has become synonymous with vinyl decking.

One of the most distinguishing factors that separates Duradek from the less expensive do-it-yourself options is that Duradek has the industry's most comprehensive warranty and that Duradek is installed only by trained applicators who know waterproofing details.

For more information, have a quick listen to get Kevin's overview of Duradek in a 10 minute interview (start around 51:30) that addresses warranty, cleaning, installation and alternate deck surface waterproofing products like Duradek Ultra Tiledek, made specifically to waterproof roof decks that are surfaced with exterior tile or pavers.

Duradek Cautions on Unproven Deck Building Products Technology

Duradek is very vocal about the truth that ‘new’ isn’t always better…especially when it comes to building products; and now Brad Pitt’s Make It Right Foundation has discovered that basic truth the hard way.

The group built 104 energy-efficient homes in the Hurricane Katrina-ravaged Lower 9th Ward of New Orleans. Dozens of those homes built from 2008 to 2010 included decks and stairs made from TimberSIL, a supposedly glass-infused wood that claimed to provide “an effective barrier in lumber to rot, decay and common wood problems” without using toxic ingredients.

This ‘new’ product’s lack of chemicals appealed to the Make It Right foundation because of its dedication to “green” building features, but the product performance fell short when premature reports of rot and decay started appearing in 2013...nowhere near the 40 year product guarantee.

As expressed in the New Orleans Advocate, “some local home builders and other non-profit executives said they saw the episode as a cautionary example of the problems facing many in their industry in trying to balance new, cutting-edge technology with time-tested construction techniques.”

The professionals at Duradek couldn’t agree more! We are cautioning builders about a potential similar issue in the niche vinyl decking industry with some manufacturers releasing highly suspect, unproven products into the market. (See Vinyl Deck Membranes Appearance Promises vs. Appearance Warranty).

It is unfortunate that Brad Pitt’s Make It Right Foundation had not chosen the time proven Duradek vinyl deck membranes for these projects. Duradek has a proven 40 year history and has gone through several warranty cycles to be absolutely confident in the Duradek product and installation techniques.

Furthermore, Duradek is also a “green” product and is installed on untreated plywood to avoid the use of harmful chemicals.

Innovation is a great thing, but if you don’t want to gamble on your project and money invested, be sure to use a product that has a proven performance history. Appearance Promises of Vinyl Membranes vs. Long Term Protection with a Duradek Warranty

Be cautious when evaluating vinyl deck membrane choices…

Some companies offer a “Scuff Resistant” clear top coat, with No Appearance Warranty!! That's a pretty bold promise with nothing to back it up.

But really, the chance of light scuffing on a well-used deck is the least of your worries if you want a waterproof membrane that will last for decades.

Clear top coats have historically been a problem on plastics under constant UV exposure, but how do you determine how well a product will stand up in 10 years when it has only been on the market half that time?

Accredited testing agencies like Atlas Material Testing Services perform accelerated UV exposure tests to help answer that question.

These unaltered test results below show actual results of UV exposure testing (ASTM G90) of two brands of vinyl deck membranes. The product on top is a vinyl product with a clear top coat.  The vinyl on the bottom is the ‘tried and true’ Duradek membrane with a 40 year history.

Pretty shocking, right?

Almost unbelievable, so the product was not just tested once, but twice…

The 2nd test included multiple product comparisons, and all those with a clear top coat exhibited the same failed results.

All vinyl scuffs to some degree under certain conditions…as does wood, composite deck boards, even concrete. In fact almost everything we walk on scuffs, marks or fades over time. This is the inevitable, realistic result of a ‘wear surface’; particularly with decks under constant exposure to the elements.

However, long term results should be taken into consideration. Be careful not to forgo the long term protection of a proven product with an appearance warranty for short term promises of “scuff resistance” that may have unexpected and unwelcome appearance issues over time.

Make sure you are using a proven product so
you don't get surprises like this.
This deck was originally a light grey and reached a point
where UV rays darkened it completely and quickly.

Read here about the History of Clear Top Coats in the Pedestrian Vinyl Membrane industry. With deck surfaces, clear coats on vinyl have not traditionally been met with a lot of success…in fact most have failed miserably!

Duradek Solves 2 Big Deck Remodel Problems on Cottage TV

Decks, Docks and Gazebos program on Cottage Life T.V. specializes in creating the ideal outdoor living space for cottage locations with amazing views. Host Jason Lake takes on cottage upgrades from rough planning to final construction and in a recent episode, "Rob and Nancy's Gazebo Sun Porch" (Season 2, episode 6), he demonstrates how two big problems are solved with one design solution by using Duradek vinyl deck membrane.

Visit Cottage Life T.V. to view full episode (22:06 minutes)

The Scenario - Deck to Dock
Rob and Nancy's cottage has a gorgeous waterfront location with the front corner of the house only 10 ft. from the waterline. When looking out the window, they look at lake. It is a perfect place for entertaining and since so many people enjoy going down to the dock regularly, most times people gather on the lower patio instead of the upper level deck. Like most people with cottage properties, they just want a hassle-free getaway.

A high maintenance drip-through deck was too much
work and not enough protection.

Problem #1 - Tired of Maintenance
Although the 10 x 40 ft. deck provides excellent lounging area with the fantastic lake view, Rob and Nancy are tired of the maintenance the typical drip-through deck requires. The staining and sanding every two years is too much work when they would much rather be enjoying the leisure time on their deck. As they put it, "The less staining we have to do, the better".

This high maintenance wood deck required re-staining every 2 years.

Problem #2 - Need Protection from the Elements
Rob and Nancy like to spend most of their time on the shaded, lower level deck but it is still open to the elements which can cause discomfort. They have to deal with the insects on the very hot days and on the days where there is rain, the drip through deck above does nothing to protect them and keep them dry when they would prefer to still be outside enjoying the view.

The lower level deck was ideal for lounging...unless it rained.
Host Jason Lake (who gained his celebrity builder experience with 'The Builder Boss - Jim Caruck') knew that he could solve both problems with one easy design solution using Duradek Vinyl Decking.

Deck Remodel Solution with Duradek

The solution was an easy one if you know the right products to work with and Jason Lake knew Duradek was the answer. He was ready to solve 2 big problems with 1 design.

He could easily provide Rob and Nancy everything they wanted by incorporating a lower level sunroom into the design which is made possible with Duradek which has been tested and evaluated to meet building code for use as a both a pedestrian coating AND a roofing membrane.

Jason called on the expertise of John Kellett from Kellett Sales
and Contracting.

The First Phase of the Deck Remodel

Solution Step #1 - Create a Waterproof Ceiling for the Sun Porch

Duradek, a brand of vinyl deck surfaces so trusted that it has become synonymous with vinyl decking is actually also a classified roofing membrane and provides a completely watertight seal. Authorized Duradek dealer, John Kellett from Kellett Sales and Contracting was on location to lend his vinyl deck installation expertise and to ensure the deck had the proper slope and that the substrate was prepared correctly for the application of the Duradek vinyl membrane.

Substrate preparation is the first step of a
successful Duradek application.

Rob and Nancy selected Duradek Forest Floor Alder (one of 24 Duradek colour options)and John Kellett and his assistant laid the Duradek with best installation practices to guarantee roof-grade protection for their new sun room below.

Duradek Forest Floor Alder was a perfect choice for the
deck surface to blend harmoniously with the
home and its surroundings.
Duradek installers ensure all perimeter details are handled
with waterproofing best practices.

Solution Step #2 - Provide a Maintenance Free Surface for the Upper Level Deck

See Solution Step #1.

The installation of the Duradek Membrane also solved the problem of ever having to re-stain the deck again. This was very important to Rob and Nancy as they found the labour required to re-stain the deck every couple of years was just too much for them.

Voila! Duradek provides a deck surface that NEVER requires
re-staining or re-coating of any kind.
With Duradek, they will never have to sand, stain or seal their deck again and they can just relax and enjoy it. The only maintenance Duradek vinyl deck surfaces require is the occasion cleaning which can be easily done with a scrub brush or power washer.

The attractive, slip-resistant surface requires only
occasional cleaning to stay looking great.
The Second Phase of the Deck Remodel
The addition of a gazebo sun room allows Nancy to get the feeling of being outdoors while still being protected from the elements, and this is made possible with the roof grade protection of Duradek above.

The lower deck before the addition of the sunroom gazebo.
Once the challenging task of framing the sunroom utilizing the existing posts was completed with consideration for the screen door, the team was able to install the ceiling. Since the Duradek membrane on the upper deck provided the warrantied waterproof roofing, the ceiling below in the sunroom was purely to make it look good and cover the joists and the wiring. Rob and Nancy chose a tongue and groove pine with a white wash and Jason installed directionally away from the house, which requires a little more material and more labour but provides a clean, seamless look.

Once the framing and ceiling were complete, the last step was to install the screening and door to keep the gazebo sun room shaded and bug-free.

Duradek above allowed them to keep it dry below.

Homeowners Happy with Duradek and their Sun Porch Deck Remodel

With their two most important criteria met on their new deck, Rob and Nancy couldn't be happier and are certain to use their new sun porch gazebo room very frequently...particularly since they have all that extra time with an upper level deck that no longer needs maintenance.

Before Duradek, this deck was a high maintenance chore.
After Duradek, this deck is a low maintenance pleasure!

Home Improvement Experts Trust Duradek

This is all thanks to host Jason Lake who was familiar with Duradek as the product to solve both of their problems. This is Jason's first year hosting Decks, Docks & Gazebos but he is no stranger to home improvement television. For three years, Jason worked as a sidekick to Jim Caruk on HGTVs Real Renos.

Duradek is also no stranger to home improvement television as several celebrity builders have turned to Duradek over the years to solve the specific problems of roof deck waterproofing.

Latest Outdoor Design Trends for 2015

The most recent survey highlighting top outdoor design trends for 2015 was released a couple of weeks ago by the American Society of Landscape Architects (ASLA) and it reveals that sustainable and low-maintenance design is the top trend for residential landscape projects.

These trends have further developed from the 2014 survey results that had attractive spaces for entertaining and relaxing on the top of the list, demonstrating that outdoor places of leisure are most desirable when they require little to no labour to maintain.

The 2015 ASLA Design Trends Survey was redesigned, introducing a new methodology to more clearly rank the popularity of different types of landscape projects. While the top landscape project type was indicated as Native Plants (85 percent), the three most popular outdoor design elements include fire pits/fireplaces (78 percent), lighting (72 percent) and grills (63 percent). Spa features like hot tubs, Jacuzzis and swimming pools were indicated as the most popular outdoor recreation amenities (40 percent).

See Article: 4 Ways Pool or Hut Tub Areas Benefit from Duradek

Hot Tub and Pool surround areas benefit from Duradek.
Decks remain a popular design element in the increasing trend of outdoor space and are ideally included in design plans with the low-maintenance expectation in mind. Duradek has been a leader in this product category having introduced its low-maintenance deck waterproofing vinyl over 40 years ago.

In an article “Products for Creating an Outdoor Oasis” in Hanley Wood’s Remodeling magazine online, Steve Van Kouteren of Principia Consulting says, “The outdoor living trend has been talked about since the early 2000s. As the trend develops and more manufacturers produce products, more options and price points are available, so more consumers can take part. Synthetic decking used to be one or two products and now there are all types of products. When you add the new products and price points to a recovering economy, you get a growth in a trend.”

See Article: Overload of Options Cloud Decking Decisions

The Hanley Wood Remodeling article also features a slide show of New Products for Outdoor Living Spaces that support the trends most in demand and includes the latest Duradek vinyl deck membrane offerings in the all-new ‘Legacy’ line of its walkable roofing grade membrane. The Legacy line offers faux-natural finishes in Barnwood (brown), Driftwood (grey) and Pebble Beach in Duradek’s reliable low-maintenance waterproof vinyl.

See the Press Release: Duradek Introduces the Natural Choice for Deck Surfaces.

Builder magazine recently reported on the inclusion of outdoor living space in floor plans and Hanley Wood’s house plan sales group content director Hillary Gottemoeller states, “My general impression is that more plans are incorporating outdoor living space than previously.” Before, she says, “designers may have left this more to the discretion of the buyer, but now in response to consumer demand (or really expectation), they are at the very least showing it on their floor plans and even incorporating it into the footprint/design.”

So if a new or remodelled deck, patio or balcony is part of your residential landscape design plans, be sure to consult with a Duradek Dealer for your low maintenance waterproof deck surfaces.

Compare Cost of Maintenance Before You Renovate Your Deck

As soon as the first signs of spring appear, many of us begin to get out on our decks or balconies and often discover that the winter has not been kind to the appearance of our favourite outdoor spaces. But there is a big difference between having to clean your deck for appearance or re-treat it to maintain it's structural integrity.

The trick is to enjoy your deck more, but labour on it less. If you are considering building a new deck or renovating an existing deck, here are some things to keep in mind...

Easy Maintenance with Vinyl Decks

Decks finished with Duradek vinyl membranes make it easy to enjoy your outdoor living space all year round with virtually no maintenance. Simply call a Duradek dealer, request an estimate and arrange for installation on a substrate of untreated plywood. Then Duradek is installed in one single application and (in most cases) is completed in one day. Your deck is ready for use immediately and is waterproofed for decades*. No reapplication required….ever! Additionally, if your deck is elevated, the use of Duradek membranes provides roof-grade waterproof protection for dry, usable space below.

Continual Maintenance with Coatings

Wood decks finished with a coating are a completely different story.

Once wood rot has invaded, deterioration is inevitable.
While slotted wood decks are a traditional go-to style of deck, many home owners or property managers are surprised and unprepared for the amount of work required to maintain them. Besides becoming unsightly when not regularly maintained, it is the safety concerns of a neglected wood deck that is far more serious than the aesthetic implications.

Wood decks finishes are required in order to penetrate the wood to slow down its ability to absorb moisture, prolonging the life of the deck and maintaining appearance.

Moisture wreaks havoc on unprotected wood, even pressure-treated wood. Moisture from rain, snow or humidity causes problems like raised grain, cupping and splitting. If moisture has penetrated the wood to the point where it has developed wood rot, the affected portion should be replaced immediately before the rot spreads to the entire structure.

UV radiation breaks down the lignin that holds wood’s cellulose fibers together in a process called photochemical degradation. This is what causes wood’s natural color to gray, and while this does not affect the strength of the wood, it is sometimes an undesirable appearance. The longer unprotected wood sits in the sun, the more UV radiation damage is done to the lignin, and it no longer bonds the wood fibers. As the fibers loosen and detach, any color pigments like stains will also fall away.

The key factor in longevity of a wood deck’s surface finish is to seal the wood before sun hits its surface. There are several different options for wood finishes like sealers, coatings, protectors and stains; and all of them have different advantages and appearance features. Solid stains act almost like a paint and block the UV rays, clear sealers only protect from water and still allow the UV radiation to reach the surface, and there are different levels of semi-transparent stains in between.

One of the drawbacks is that once the wood is sealed, it requires resealing every 1 – 3 years to stay protected. And even worse, if a coating fails, the process to replace it is a very unpleasant, labor intensive process.

Labour Intensive Wood Deck Maintenance

For example, a Redwood Deck Restoration project that was featured on the Journal of Light Construction shows that a four-step process requires significant time and cost to complete, and once you have started the process; you are in it to the end. The four steps that are recommended include:

1 – Sample: to see how the deck will strip and re-finish, a preliminary sample is recommended with a minimum of sanding a deck board and applying finish samples to have a sense of the end result.

2 – Pressure Wash – Chemically Strip and Neutralize: this is a best-left-to-professionals stage. Scott Burt from Topcoat finishes says, “The chems are hot, or caustic, and can do immense damage to people and property if not understood and used with discretion.” It is a two-step process: stripping and neutralizing and if not done properly, the job will not go well. The process is a fairly radical chemical reaction and is not a quick process, often requiring many passes and reapplication of chemicals and a great deal of clean water rinsing.

3 – Let Deck Dry, Then Sand: At least a day or two of good drying weather is required before proceeding. If not fully allowed to dry before the necessary sanding, the grain of the wood can be torn up easily. Then the process of sanding requires time consuming, knee-torturing hand sanders if you do not have access to and upright floor style sander. Then of course, proper dust containment must be used to provide protection from breathing in the dust of organic matter.

4- Apply New Finish: Finish must be applied using the manufacturer’s recommendations.

Whew! Just thinking about all that is enough to make you tired! Wouldn't you rather just pull out your deck lounger, pour a drink and kick back for some R&R?

Dry Below Decks Made Easy – Part 2: Below vs. Above

When a 2nd level deck needs to serve as a roof for a lower level deck or patio below, you can save time and money by using a SINGLE product that is approved as BOTH a traffic coating and roofing membrane in one. If you have an upper level deck surfaced with Duradek vinyl membranes, you don’t need the expense of an under deck drainage system to keep the area below it dry.

Whether for investment properties or your own residence, getting the most from your outdoor living space includes maximizing the usable space. By turning an upper level deck into a roof for a lower level deck below you gain the advantage of dry outdoor storage or a place to enjoy the outdoors even when the weather conditions are less than perfect.

Using a Duradek vinyl deck membrane is the ideal solution as it provides an attractive pedestrian deck surface while simultaneously acting as an approved roofing membrane with all of the waterproofing details that need to be considered with roof-grade waterproofing. Under deck systems only serve as a water routing system (and sometimes a ceiling for the lower level deck) but your exposed walking surface of the upper level deck would have to be addressed separately.

When you need it to stay dry below an upper level deck. a
walkable roofing membrane like Duradek is the best option.

A Look at Under Deck Drainage Systems and Why They Might Not be the Best Water Management Solution

There are two basic types of under deck drainage systems; both of which function by allowing water to get through the upper level deck surface and route it between the joists to downspouts and gutters. Theoretically, both of these systems have advantages but realistically neither of these systems provides complete water-tight protection for the building envelope. Water is routed away from the structure, but moisture is still present and trapped with little to no air flow. In addition, since the water routing systems are enclosed, you are unable to visually inspect if all seams or seals remain intact, and only discover those points of vulnerability AFTER there is a leak.

Last week we took a closer look a Trough Systems, which manage the water by routing it between the joists and is completely enclosed by upper deck above and soffit system below. This week we will take a closer look at Panel Systems which routes water below the joists and also often serves as the finished ceiling for the lower deck.

A Closer Look at Dry Below Deck Panel Systems

While a dry below panel system acts as the water routing system and ceiling for a lower level deck simultaneously, it also has its own set of challenges. Advantage - It can be used on an existing deck. Disadvantage - It is labour intensive as it relies on a sloped sleeper system to provide the slope needed to route the water. An elaborate spacer system is attached to the underside of the joists to provide a pitch of ½ inch every 4 feet.

Installation of the actual system begins with attaching a wall trim around the perimeter to create a frame. This includes drilling into the outside of the house and any penetration is a point of vulnerability to be caulked and checked periodically to protect the building envelope.

Installation of a below deck panel system.
All of the other pieces of the system just snap into the frame. In most cases a supporting beam(s) would be used to provide strength for the system. Basic panels serve as the decorative surface and are installed side by side to enclose the joists above. The panels are often PVC and they are flexible enough to install in the frame, but rigid enough to crack or snap when cutting to the appropriate size. The panels snap into the frame system and provide multiple non-permanent seals as they snap into each other to enclose the ceiling.

A gutter is installed on the outside perimeter to catch the water from the slope provided by the panels on the spacers. Water wicking or splash back can occur here so careful installation of the gutter is very important.

Like the trough system, panel systems still require the upper deck surface to be treated or installed separately.

Why Duradek is the Best Choice to Keep it Dry Below

Duradek vinyl deck membranes have been waterproofing decks for over 40 years. Duradek is CAN/CGSB, CCMC and ICC approved as a pedestrian traffic coating and a roofing membrane. It includes warrantied waterproof protection for 10 years, while its traditional service life reportedly averages 20+ years. Unlike many other vinyl deck products, Duradek also offers a written appearance warranty.

Duradek vinyl deck membranes are installed in a single application with methods that consider the details required for secure waterproof protection of the building envelope. Since those critical waterproofing details are so important in protecting the home, Duradek is installed by authorized contractors that have been specifically trained in Duradek’s installation methods.

How Duradek Vinyl Deck Membranes Work

Duradek is adhered directly to the deck surface. The ideal substrate is ¾” T&G Untreated Plywood, however Duradek can also be applied to concrete surfaces. All seams are heat-welded to ensure no water can ever penetrate. The membrane is run up the inside perimeter of the deck against the exterior of the building before the flashing details are added. Particular attention is paid to any areas of vulnerability like door openings.

Water is managed by a 1” in 12” surface slope to the outside edge. Depending on the type of deck, waterproofing details such as edge flashing, drains, scuppers and a gutter system is included if required. All of these waterproofing details are heat-welded or caulked to be completely sealed. The seals are accessible for annual visual inspections. There is less of a chance of surprising leaks with Duradek.

Duradek 'Cork Natural' vinyl is a low maintenance deck surface
as well as a roofing membrane to keep it dry below.

Get the Upper Hand on Your Upper Level Deck

There are several advantages with designing your second level deck to provide cover in order to create dry, usable space below. Sometimes you need dry outdoor storage space for bikes, lawnmowers, sporting equipment or other seasonal items. Maybe you like to spend time outdoors all year round and that protected area provides shelter from the rainy days, or alternately in peak summer season you can get a little shade when you just have to get out of the sun for a while.

Whatever motivates you for creating a dry area below your upper level deck, choosing Duradek and one of its 24 attractive colour options is the best choice for low maintenance decking that doubles your usable outdoor living space.

Duradek vinyl deck membranes provide roof-grade waterproof
protection for a lower patio and dry storage for outdoor items.

You can contact an authorized Duradek Installer in your area for a free estimate on your next decking project or to answer any questions you might have on deck waterproofing.
