Stamped Concrete Roof Deck Question to Expert Leads to Duradek’s Ultra Tiledek

Home Improvement expert Shell Busey has been advising BC home owners for decades on how to best maintain and improve their homes.  A question on a stamped concrete roof deck was raised this summer and was featured in the Vancouver Province Newspaper Q&A Feature ‘Ask Shell’.

Shell, who is very familiar with roof deck waterproofing solutions from a long relationship with Duradek as one of his House Smart Referral Certified products summed it up succinctly with “…always use Duradek Tiledek.”

The Q&A article in Ask Shell “Remedying a leak on stucco”, was as follows:

Q: I have an above-ground deck half over my garage and half over the driveway. The deck has a torch down covering with stamped concrete on top.

The problem is that the deck leaks at the seam where it meets the stucco side of the house.

It is a slow leak, but I do not want to end up having damage to the stucco.

I have put caulking along the seam; it sticks well to the stucco, but not the concrete. Is there a better product I can use?

A: It sounds as though the contractor did not install a metal counter flashing when the deck was built.

A 90-degree metal counter flashing could have been cut into the stucco and placed under the concrete decking to give the best water seal.

You might still be able to have a flashing installed by a professional service trade.

In the meantime, you may want to try a polyurethane caulking, which will stick to both types of surfaces. LePage Quad-max would be a good choice.

Clarifying the Building Code Specifics for a Walkable Vinyl Roof Deck Membrane

Outdoor living areas have become a popular part of the design of both single family and multi-residential projects. Buyers are a mix of younger families or downsizing empty-nesters – both groups of which are choosing to live in modern designs with little or no maintenance requirements so they have more time to enjoy living. These types of homes often have no space for entertaining friends or family so architects and designers are exploring cost effective ways to open up the home by offering outdoor living spaces like roof decks.

But the IBC has no area that specifically addresses walkable roofing. This can put building officials in a tough spot; code requires a roofing approved product. But when these creative designs come into play and the roof will be used for pedestrian traffic, furniture, hot tubs and the like what should be done? This is the grey area.

Membrane roof coverings are designed, manufactured and tested to withstand direct “service” foot traffic. Slip resistance, and abrasion resistance from sustained loads are not part of a roofing membrane standard’s criteria, but are essential to pedestrian traffic membrane.

Authorities Having Jurisdiction (AHJ)

It is not mandatory that the AHJ use evaluation reports, but rather evaluation reports are there to facilitate a product’s acceptance by an AHJ. ICC-ES evaluation reports remove the burden of determining a product’s proof of Code compliance for its intended use.

ICC-ES Evaluation Report requirements for a membrane roof covering suitable for pedestrian traffic:

The International Code Council (ICC) developed and administers the International Building Code (IBC). ICC Evaluation Services (ICC-ES), a subsidiary of ICC, is an approved agency which provides evaluation reports that can be used to determine if a unique product is suitable for its intended use.

ICC-ES creates acceptance criteria (AC) for products with a similar usage. In the case of Duradek Ultra Roof and Walking Deck membrane it is AC 39 for Walking Decks and AC 75 for Membrane Roof Covering Systems.

Acceptance Criteria (AC) are scrutinized and updated to meet the ever-evolving International Codes.

Dry Below Decks Made Easy – Part 2: Below vs. Above

When a 2nd level deck needs to serve as a roof for a lower level deck or patio below, you can save time and money by using a SINGLE product that is approved as BOTH a traffic coating and roofing membrane in one. If you have an upper level deck surfaced with Duradek vinyl membranes, you don’t need the expense of an under deck drainage system to keep the area below it dry.

Whether for investment properties or your own residence, getting the most from your outdoor living space includes maximizing the usable space. By turning an upper level deck into a roof for a lower level deck below you gain the advantage of dry outdoor storage or a place to enjoy the outdoors even when the weather conditions are less than perfect.

A Look at Under Deck Drainage Systems and Why They Might Not be the Best Water Management Solution

There are two basic types of under deck drainage systems; both of which function by allowing water to get through the upper level deck surface and route it between the joists to downspouts and gutters. Theoretically, both of these systems have advantages but realistically neither of these systems provides complete water-tight protection for the building envelope. Water is routed away from the structure, but moisture is still present and trapped with little to no air flow. In addition, since the water routing systems are enclosed, you are unable to visually inspect if all seams or seals remain intact, and only discover those points of vulnerability AFTER there is a leak.

Last week we took a closer look a Trough Systems, which manage the water by routing it between the joists and is completely enclosed by upper deck above and soffit system below. This week we will take a closer look at Panel Systems which routes water below the joists and also often serves as the finished ceiling for the lower deck.

A Closer Look at Dry Below Deck Panel Systems

While a dry below panel system acts as the water routing system and ceiling for a lower level deck simultaneously, it also has its own set of challenges. Advantage - It can be used on an existing deck. Disadvantage - It is labour intensive as it relies on a sloped sleeper system to provide the slope needed to route the water. An elaborate spacer system is attached to the underside of the joists to provide a pitch of ½ inch every 4 feet.

Installation of the actual system begins with attaching a wall trim around the perimeter to create a frame. This includes drilling into the outside of the house and any penetration is a point of vulnerability to be caulked and checked periodically to protect the building envelope.

All of the other pieces of the system just snap into the frame. In most cases a supporting beam(s) would be used to provide strength for the system. Basic panels serve as the decorative surface and are installed side by side to enclose the joists above. The panels are often PVC and they are flexible enough to install in the frame, but rigid enough to crack or snap when cutting to the appropriate size. The panels snap into the frame system and provide multiple non-permanent seals as they snap into each other to enclose the ceiling.

A gutter is installed on the outside perimeter to catch the water from the slope provided by the panels on the spacers. Water wicking or splash back can occur here so careful installation of the gutter is very important.

Like the trough system, panel systems still require the upper deck surface to be treated or installed separately.

Why Duradek is the Best Choice to Keep it Dry Below

Duradek vinyl deck membranes have been waterproofing decks for over 40 years. Duradek is CAN/CGSB, CCMC and ICC approved as a pedestrian traffic coating and a roofing membrane. Duradek vinyl deck membranes are installed in a single application with methods that consider the details required for secure waterproof protection of the building envelope. How Duradek Vinyl Deck Membranes Work

Duradek is adhered directly to the deck surface. The ideal substrate is ¾” T&G Untreated Plywood, however Duradek can also be applied to concrete surfaces. All seams are heat-welded to ensure no water can ever penetrate. The membrane is run up the inside perimeter of the deck against the exterior of the building before the flashing details are added. Particular attention is paid to any areas of vulnerability like door openings.

Water is managed by a 1” in 12” surface slope to the outside edge. Depending on the type of deck, waterproofing details such as edge flashing, drains, scuppers and a gutter system is included if required. All of these waterproofing details are heat-welded or caulked to be completely sealed. The seals are accessible for annual visual inspections. There is less of a chance of surprising leaks with Duradek.

Maybe you like to spend time outdoors all year round and that protected area provides shelter from the rainy days, or alternately in peak summer season you can get a little shade when you just have to get out of the sun for a while.

Things to Plan for When Considering Tiles for Your Roof Deck

Flat roof decks are a great way to maximize outdoor living space. Outdoor tile is a popular choice as the finished pedestrian surface on roof decks, much to the dismay of some contractors who immediately consider tile roof decks a problem project. Unfortunately, many people who have either had a tile roof deck at their home or contractors who have installed a tile roof deck have had far too much experience with that nasty 4-letter word – LEAK.

This does not have to be the case!

There are several success stories with beautiful tile decks situated over living space where leaks are not (or are no longer) an issue.

 As Rich Bergman, decking professional and editor on DecksGo.com says, “Waterproof deck tiles can be installed in some (flat roof) cases but I would not recommend you try this unless you have started from the very beginning with this in mind and you are using reliable systems like this one by Duradek.”

Important Considerations for a Tile Roof Deck

If you are building a deck surface on an existing flat roof, you may have challenges that will dictate whether or not a tile deck is something you can realistically add.

#1 – Is the structure able to support the weight of a tile deck system?

Tiles are heavy. If the structure is not engineered to support the weight of the tile assembly you are better off using an exposed pedestrian membrane system like the original Duradek membrane which meets building code and provides both the waterproofing and the walking surface in one single-ply 60 mil membrane and adds very little weight overall.

#2 – Is there enough clearance between deck surface and door threshold?

If there is door access from the interior of the home to the roof deck, there must be adequate clearance from the door threshold to the deck surface to allow enough space for the built-up tile assembly. It is important to remember that it is not just the thickness of your tiles to consider. Before your tiles go down, there is a whole assembly to consider which can include substrate additions, anti-fracture membranes, waterproofing membranes and thin-set mortar. It is important to avoid having your door opening flush with your deck surface so ensure the right amount of clearance has been accounted for.

#3 – Is there adequate slope for water drainage?

It is imperative that water routing be considered in your roof deck plans. Whether that means the slope runs to the edge of the building to drain off of the roof and away from the building or that the slope runs to a central spot on the roof to a drainage system, the water must go somewhere. If there is no slope and no drainage, there is going to be pooling water which can be a problem no matter what type of waterproofing products you choose to use. Even a preferred product like Tiledek roof membrane for under outdoor tiles needs slope built into the plans. If you are starting with a non-sloped flat roof surface, you can still install a tile roof deck if the first two points (structural load and door threshold clearance) are addressed and by using a system that utilizes tapered sleepers which can provide the slope you need for water drainage.

#4 – Do you have a reliable waterproofing membrane?

As mentioned in the introduction, unless you have a reliable waterproofing system you should be very cautious about outdoor tile decks over living space. Waterproof roofing membranes are essential and the unique Tiledek roofing membrane is designed specifically for best use with thin-set mortar for laying outdoor tiles. In addition, third-party evaluations and meeting building code requirements along with a solid product warranty are important factors in a product’s reliability.

A Story of 3 Waterproof Deck Options

When there are so many products to choose from for your outdoor living space, it might seem a little intimidating to make your product choices. Especially when some of the options are so completely different in cost, installation recommendations and maintenance requirements. The bottom line is that you want your deck to last, and it is protection from the elements that will best accomplish a long life for your deck or balcony.

Therefore, the critical detail of deck waterproofing should not be overlooked. Not only does it protect your deck, but it also protects the building envelope where deck meets wall. Cutting corners or taking short cuts at the insider perimeter of your deck almost always guarantees you will have problems down the road; or at least certainly reduces the effective lifetime of your waterproofing system.

Here we take a look at 3 very different deck systems, with 3 very different waterproofing solutions.  A common scenario in building product selection that is somewhat reminiscent of a nursery rhyme, one offers too little, one offers too much....and one is juuuust right!

Too Little Effort for a Waterproof Deck 

Take for example this deck waterproofing system that relies on caulking at the inside perimeter of a composite deck. A professional waterproofing specialist would not recommend or perform this method as it almost guarantees the home owner will have leak issues. And as the video demonstration continues to explain, this method can be a very messy and you must properly account for that factor as you proceed with the project.

Even when going up against brick or stucco, a Duradek professional will make sure the job is done right. For example, take a look at Duradek-Tiledek Case History #143 where the Duradek installer refused to install the Tiledek waterproofing membrane until the project's contractor agreed  to incur the cost to remove the lowest level of  brick to allow the membrane to be run up the vertical surface for proper waterproofing.

On this stucco balcony in Duradek Case History #148, the Duradek installer used his ingenuity and skill to recycle a previous membrane by heat-welding to the new Duradek membrane being installed so that the waterproofing up the vertical wall of the balcony remained intact without having to remove any of the recently added stucco which would otherwise have been required for adequate waterproofing.

Too Much Effort for a Waterproof Deck 

While at Duradek we commend efforts to ensure reliable waterproofing is in place, sometimes contractors over-complicate matters by designing complex, multi-stage structures that use more material and take more time to install than is really necessary. This occurs often in the case of roof decks where contractors turn to traditional roofing materials. Yes, roof grade waterproofing is important, but so is having an attractive deck surface with a reasonable lifetime cost.

In this example, a very complex, multi-stage system is used which requires much more time, material and patience than some alternatives! There are troughs, extra joists, additional cut-outs placed within the joists, roofing tar, rubber epdm, custom drain pans and more. After all of this, the roof deck is still at the foundation stage and you have yet to even begin to install the deck's walking surface.

What You Need to Know to Avoid Leaky Tile Decks with Tiledek: Part 4 – Stacking the Deck

In this four-part series of detailed questions about Duradek Ultra Tiledek membranes we first familiarized you with Tiledek, discussed the alternative methods of waterproofing under exterior tile and why Tiledek is the stand-out option for doing it right the first time and guaranteeing that your deck waterproofing performs as intended.

In this fourth and final part of our Tiledek series of articles we will discuss how to first prepare your deck surface to achieve waterproofing success.

How do you build a deck to make it is ready for tile?

A major cause of failure of tile over decks and balconies is that the structure to which it is applied allows too much deflection.  Tile has little tolerance for deflection.  Cracking grout lines or tile is the result of deflection. 

Deflection (the spring or give of the deck surface) is a product of the joist spacing and thickness of the flooring materials.  The Terrazzo, Tile and Marble Association of Canada (TTMAC) specification for flooring under tile or slate is as follows:
¾ inch plywood fastened with 2” #10 Exterior wood screws @6” oc @ perimeter and 8” oc @ joists covered with ½ inch cement board secured with thinset and fasteners. (The deck must have slope built in – suggested slope ¼” per foot)

The use of a cement board overlay is required/recommended by tile associations and manufacturers.  Cement board, unlike plywood, is not affected by varying levels of moisture.

We strongly recommend that decks be built to this specification.  For the money that is being invested in the whole system, it would seem unwise to scrimp on the subsurface.  In case of a failure (cracking), the first thing anyone will look at (and blame it on) is whether the floor was strong enough and provided the necessary deflection resistance.

Concrete decks and balconies are suitable for tile application but still require proper waterproofing or roofing protection.

We recommend you follow the local best practice guidelines as laid out by the Tile Contractors Association of TTMAC or the building code. There may be regional differences in the suggested use of cement board or a second layer of plywood. As with all the details involved with a tile deck over a wood structure, you should follow the tile and thinset mortar manufacturer’s specifications.

Can tile be applied over an existing vinyl deck?

Most existing deck surfaces (PVC membrane or liquid applied finishes) are applied to 5/8 inch or ¾ inch plywood and therefore are not suitable for a tile overlay without some stiffening to reduce the deflection.  The vinyl could be removed (possibly leaving the existing vinyl up the wall behind the siding and building paper), the floor stiffened with the appropriate thickness of cement board and the Tiledek installed over top (special details will be published for this).

There is another system that can be used to stiffen the existing structure.  Schluter’s ditra mat can be installed over top of Tiledek (with thinset) and then the tile can be installed over top of Ditra.  The Ditra mat stiffens the floor system to an appropriate level to provide for residential use of tile.  We have tested this system with the Robinson Floor test and achieved a “residential” result. 

Should you protect Tiledek until the tile is applied?

Like all products installed on a construction site, Tiledek is susceptible to damage from other trades, scaffolding, paint, stucco, materials or tools being dropped from above or other abuse.  Although Tiledek is very tough (as we know from Duradek) and can take a lot of abuse, it is always wise to protect it especially in heavy traffic areas or areas which are most likely to be damaged.  Covering it with a protection board (plywood, recovery board etc) will save time and effort cleaning the Tiledek to prepare it for accepting the tile overlay.  A layer of polyethylene under the panels will protect the membrane from liquids (paints etc). Another method of protection would be to trowel apply directly to the Tiledek a thin coating of the same thinset material that will be used to apply the tile or stone overlay. 

How do you clean Tiledek if necessary?

If Tiledek has been left exposed to traffic and construction debris and needs to be cleaned, it can be cleaned easily and effectively.  Pressure washing with a light (1500 psi) spray with the nozzle no closer than 6 inches from the surface will work well.  The surface can also be washed and lightly scrubbed with a bristle broom and hosed off.

Does the surface need to be sloped?

Yes!  Sound roofing/waterproofing practice needs to be employed even when tile is applied over top.  We operate on the expectation of water getting through the tile installation.  Our membrane will be applied to a surface sloped towards drains, scuppers or an outside edge which allows the water to escape. 

Moisture will still run downhill, even under tile applications.  This can happen without negatively affecting the bond of the thinset mortar to the tile or the membrane.

We recommend the seams of the Tiledek run parallel to the slope to avoid any water puddling up behind the bump.

Can a flat waterproof surface be re-sloped with a thickset application technique?

While it is possible to provide a slope with the thickset mortar, there are other problems to consider.  If the waterproof membrane is flat or allows water to puddle on it, providing a sloped mortar bed will NOT remove all the water from the deck.  Although most of the moisture will drain off the top surface, water WILL enter under the tile through cracks in the grout joints, cracks in the tile or on perimeters.  The water that enters will follow the slope of the waterproofing membrane.  If it puddles before the thickset mortar goes on, it will still puddle after the tile job is completed.  The water will then just sit in a puddle and stagnate, potentially causing mould and an unpleasant odor to occur.
If you want to take a belly or depression out of the deck surface, it must be done prior to the Tiledek being installed. Since water will not penetrate Tiledek, if the depression has been eliminated any water reaching it will be shed away.

Water testing before the Overlay is Applied

We recommend a water test be done after the Tiledek is installed and prior to the overlay being applied.
