Auckland Deck Builders Gain Waterproofing Advantage with Deck Masters New Zealand, LLC and Duradek

Kia Ora! Welcome to New Zealand’s answer to how to most enjoy residential outdoor leisure space. The luxury of low-maintenance waterproof deck surfaces has made its way to the ‘land of the long white cloud’. Kiwi's can now enjoy the advantages of Duradek vinyl deck membranes thanks to the deck waterproofing professionals at Deck Masters New Zealand, LLC.

Serving Greater Auckland, Northland and Waikato, Deck Masters New Zealand specializes in residential and commercial waterproofing and maintenance solutions for new and existing buildings. With an exceptional team of skilled professionals, Deck Masters NZ is led by Terry Hugill with a goal to surpass customer expectations with both project time and product performance.

It is Deck Master NZ’s dedication to using only the highest quality waterproofing products that led them to Duradek™ vinyl deck membranes which have been successfully used in North America for over 40 years. Originally conceived by two outdoor enthusiasts inspired by the marine vinyl in their fishing boat (read the Duradek Story for more details), Duradek is the original vinyl decking and essentially created a niche specialty trade.

Having pioneered the vinyl decking industry, Duradek president John Ogilvie was instrumental in establishing North American building codes for the use of Duradek as a roofing membrane, making Duradek the definitive authority on “walkable roofing membranes”. Duradek is also one of the only vinyl decking products that offers an appearance warranty in addition to guaranteeing waterproof performance.

Duradek vinyl recently took the initiative in some extensive product testing above building code requirements and went head to head with competing vinyl brands in accelerated weather testing to clearly demonstrate that Duradek vinyl decking stands up to UV exposure better than any other deck vinyl.

An additional feature that makes Duradek vinyl a superior choice for a deck, balcony or roof deck waterproofing is the fact that Duradek is not available as a retail product for do-it-yourself projects. The team at Duradek knows that no matter how superior a waterproofing product is manufactured; it is the installation details and techniques that ensure the waterproofing performs as intended. This is what made Deck Masters NZ such a perfect fit to become New Zealand’s source for Duradek vinyl decking.

Miles from Deck Master New Zealand

Deck Master NZ already had an existing team of professionals skilled in deck and roof waterproofing and they invested in sending their team representative, Miles Hugill, to Duradek’s headquarters. Located in Surrey, BC (part of the Greater Vancouver Regional District in western Canada), Duradek’s home base is one of the most beautiful, but rainiest climates in North America - a fitting place to perfect waterproofing details. While visiting Duradek headquarters, Miles was busy learning the specific techniques that Duradek has mastered to ensure reliable waterproof performance, which he took back to the team at Deck Master NZ.

The waterproofing specialists at Deck Masters NZ introduced Duradek at the Auckland Home Show in September and have been busy with installations in the Greater Auckland area throughout the summer.

With shorelines and rolling countryside that is the envy of the whole world, New Zealanders already enjoy the best of outdoor living - and now they can bring that to their own homes. By offering Duradek vinyl membranes to New Zealanders, Deck Masters NZ is opening up opportunity for home owners to enjoy the most leisure time on the decks, balconies, patios and porches without the need for ongoing maintenance to ensure waterproof performance remains intact.

Vinyl Decking – Understanding the Difference in Backing Types

There are 3 different types of backing for vinyl decking…each with their own unique advantages and disadvantages. If manufactured by a reputable company, each type can have roofing approval and each type is perfectly suitable for your deck.

What is actually more important than the type of backing on the vinyl is the quality of the contractor installing it.

As the saying goes … “A bad Contractor can screw up even the best of products.”

There is a woven cloth backing, a non-woven backing (referred to as fuzzy-backed), and a PVC backed product. A good contractor will be able to do a good job with any of these three backing types.

Characteristics of Each Backing Type

Download “Compare Membrane Backing Options” (296 KB .pdf) for an overview of the following information.

Woven Back – Type 3 (non-embedded fabric) Class B (exposed roofing) Membrane

Adhesion – Adhesive sticks well to woven backing and contact adhesives used allow for a wide window of application in all seasons (but be aware contact adhesives are product specific and not available “off the shelf”).

Heat Welding – Manufactured with a solid color throughout which helps create a solid “bleed out”. The fabric backing melts away to create a strong vinyl-to-vinyl weld. Welding results exceed industry standards, but requires more skill to master installation techniques.

Details – Fabric backing can be removed and vinyl easily manipulated for successful detailing. Standard details are easily attainable without extra preparation or expensive, pre-manufactured details.

Other – Easier to work with in hot weather with a good combination of strength and elasticity. Because skill for installation is mandatory, Duradek (followed by some other manufacturers of woven back vinyl) is only sold to trained contractors, and not available to the general public.

Non-Woven Back – Type 3 (non-embedded fabric) Class B (exposed roofing) Membrane

Adhesion – Adhesive sticks well to fibers, and while adhesive is typically less expensive, this backing can “suck up” the adhesive so will use more, and sometimes excessive glue will cause bubbles.

Heat Welding – Fibers on the backing can be melted off with the heat gun to allow a vinyl-to-vinyl weld and reasonable welds can be achieved by an experienced applicator. Involves a few more steps as the fuzz has to be “buzzed”, and can take a longer time to master the installation techniques.

Details – Without center reinforcement, it is an easier membrane to detail with, but because the fuzz wicks water, you have to remove it or saturate the cut exposed ends at flashings, drains, etc. with glue.

Other – It is usually a less expensive system, but if there is any waterproofing breach in the membrane, water can wick though the fibers (if not properly coated with adhesive) causing rot. Depending on the substrate, repositioning the membrane can be difficult as it will stick like Velcro to rough plywood, when without being glued. In hot weather, the vinyl will “creep” when being smoothed out during application. It is often sold as a “cash & carry” product so available to untrained individuals.

PVC Back – Type 4 (embedded fabric) Class B (exposed roofing) Membrane

Adhesive – Adhesive is typically expensive and there is no second chance if weld area is contaminated with glue. Contact adhesive has a short “working window” making it difficult to use in bad weather or off-season.

Heat Welding – The weld is strong as there is no fabric barrier and it is the easiest to master installation techniques; however different coloured ply makes for bad “bleed out” on welds.

Details – Center reinforced vinyl is more difficult to bend for detailing. Due to the difficulty to adopt to 90˚ bends, PVC metal and pre-made corner boots are required for proper waterproofing detailing.

Other – Because of its conventional “roofing” construction, it is the preferred membrane of some specifiers, but as a deck surface has some disadvantages such as a higher chance of delamination and it is difficult to hide sub-surface blemishes due to the hard surface. Additionally, UV/Mildew inhibitors are only on the top ply where in fabric backed membranes it goes all the way through the PVC.

The Cost of Vinyl Decking Promises vs Proven Performance

When evaluating vinyl deck membrane choices before you purchase for your decking project, it is important to consider if you are buying proven performance or potential promises.

While the most important job of vinyl decking is actually waterproofing the deck and protecting the building envelope of the home, nobody wants to be left with an unattractive deck after a couple years of use.

All vinyl scuffs to some degree under certain conditions…as does wood, composite deck boards, even concrete. In fact almost everything we walk on scuffs, marks or fades over time. This is the inevitable, realistic result of a ‘wear surface’; particularly with decks under constant exposure to the elements. And anything under constant exposure to the elements will age to some degree.

Yes, long term results should be taken into consideration...BUT - be careful not to forgo the long term protection of a proven product with an appearance warranty for short term promises of “scuff resistance” that may have unexpected and unwelcome appearance issues over time.

Performance-Promise
Historically, clear protective top coats on deck vinyl have been a real issue and more than one company has had to replace many decks when their clear coat surface failed. In fact, not all companies that went through the experience were able to survive it.

Now once again, some companies are offering a “Scuff Resistant” clear top coat, but it has only been on the market a relatively short time and it offers no Appearance Warranty!!

Since clear top coats have historically been a problem on plastics under constant UV exposure, how do you determine how well a product will stand up in 10 years when it has only been on the market half that time? You enlist the services of an accredited testing agency like Atlas Material Testing Services that perform UV exposure tests to help answer that question.

We've talked a lot about clear top coats over the past couple of years because of our decades of experience and repeatedly witnessing the undesirable results of failed clear top coats. That is because we really want to drive home TWO very important facts.

1 - Accelerated Weather Testing shows that the currently available clear top coats that are in the marketplace today will very likely experience extreme appearance issues.

2 - Not all vinyl decking warranties cover appearance issues. In fact, Duradek Ultra 10 year warranties are the only published warranty we can find that specifically covers appearance issues.

Compare the three vinyl sample swatches below. One is Duradek and the other two others are other brands of vinyl decking (one that offers a clear top coat). These samples were tested side by side in the same accelerated UV exposure test.

Alarming, isn't it? Almost unbelievable, so these products were not just tested once, but twice…

More Vinyl Decking Accelerated UV Aging Testing Results

The images below show a progression of unaltered test results sults of accelerated UV exposure testing (ASTM G90) of two brands of vinyl deck membranes. The product on top is a vinyl product with a clear top coat. The vinyl on the bottom is the ‘tried and true’ Duradek membrane with a 40 year history and an appearance warranty. The 2nd test included multiple product comparisons, and all those with a clear top coat exhibited the same failed results.

You Ask Shell About Vinyl Decking... Shell Asks Duradek

With so many building products available, even in specialty areas like decking, it is no wonder so many of us trust the experts we have come to rely on for building product advise.

Long before 'celebrity builder' was a job description, we had the pioneers of home renovation advice like Shell Busey to guide us through our home maintenance projects and product selection choices.

Shell Busey has been a much relied on home improvement guru in western Canada for decades and still provides valuable insights on his HouseSmart Referral Network and his AskShell podcasts.

In episode 10 of his educational podcast, Shell addresses questions he has received by email, one of which is regarding vinyl decking surface appearance and he discusses cleaning and painting (at about 40:06).

A little after that, Shell shares his interview with Duradek's Sales Manager Kevin MacMillan who discusses Duradek vinyl with Shell in a little more detail (starting at about 51:30). Kevin discusses some of the key factors that makes Duradek vinyl decking the leader in the industry and how the brand "Duradek" has become synonymous with vinyl decking.

One of the most distinguishing factors that separates Duradek from the less expensive do-it-yourself options is that Duradek has the industry's most comprehensive warranty and that Duradek is installed only by trained applicators who know waterproofing details.

For more information, have a quick listen to get Kevin's overview of Duradek in a 10 minute interview (start around 51:30) that addresses warranty, cleaning, installation and alternate deck surface waterproofing products like Duradek Ultra Tiledek, made specifically to waterproof roof decks that are surfaced with exterior tile or pavers.

Coast to Coast Collapses Demonstrates Need For Deck Maintenance

Another deck collapse recently made the headlines; this time from a family gathering at a seaside vacation home at Emerald Isle, NC on July 4th, 2015. This instance took 26 family members down with the deck when it failed, sending 16 people to hospital with emergency responders and another 4-6 people from private transport. At least 5 of the injured parties were in critical condition. It was supposed to be a happy occasion intended to be captured by camera but instead became a nightmare its victims would like to forget.

According to the final report from Emerald Isle town manager (link to official press release below), 26 people were injured in the collapse. A building official concluded that corroded fasteners were the primary contributor that brought the 8-foot by 10-foot section of deck crashing 9 feet to the ground.

This follows last month’s horrific Berkley balcony collapse that claimed the lives of 6 of the 13 students that occupied the 4th floor balcony when it detached from the building. In this instance, the balcony reportedly detached from the building and swung down at a 90 degree angle sending all of its occupants to the ground below. A Berkley Building and Safety Division inspector said the deck’s severed joist ends looked “extensively rotted”. The outer beams of the balcony had sustained “significant rot and decay”. CNN succinctly summarizes this story and the findings in the official report.

It’s an all-too-familiar story of summer celebration turning tragic and why Duradek is an active supporter of the North America Deck and Railing Association’s Deck Safety Program. This deck safety initiative was created to increase public awareness on deck safety issues as well as provide some very useful tools for both consumers and professionals on deck evaluations and maintenance.

Deck maintenance is not just to keep your outdoor living space attractive. Deck waterproofing is critical in maintaining the structural integrity of your deck.

http://issuu.com/landlordbc/docs/landlordbc_summer_2015_final/1
See page 31 in the online magazine for "Three
Common Deck Collapse Factors..."

From west coast to east coast, the contributing factors to deck collapse are often the same and Duradek addressed these issues in Landlord BC’s ‘The Key’ publication in the summer 2015 issue with “Three Common Deck Collapse Factors and How to Avoid Them” (.pdf).

In most deck collapse occurrences, the decks were originally built to code, but water infiltration and its resulting damage appear to be the primary contributors to the collapses. Weakened wood from dry rot and fasteners disintegrated by corrosion would leave any deck unable to support the load it was originally built to sustain.

It is important to remember that while a deck is a cherished part of the home, its maintenance requirements are very different from most other parts of the home as it is the only load bearing part of the home that is under constant exposure to the elements.

In the final Emerald Isle report, town manager Frank Rush wrote, “North Carolina General Statures do not currently grant authority to NC cities and counties to conduct periodic building code or deck inspections of vacation rental units. Routine inspections of vacation rental units / exiting homes are the responsibility of the property owner and / or property management company.”

See the Emerald Isle final press release on the incident that includes building official’s findings, as well as police and emergency responders’ official incident reports (http://www.emeraldisle-nc.org/pdfs/PressRelease07072015-DeckCollapseFinalReport.pdf), or an overview of the story on Emerald Isle Deck Collapse on the WNCN.

Duradek vinyl deck membranes have been waterproofing decks and balconies for over 40 years. With this experience we know that when it comes to waterproofing, it is all in the details which is why Duradek is not available as a do-it-yourself product. Deck waterproofing is a specialty trade and general contractors may not have a full understanding of the specific details and techniques required for long lasting deck waterproof integrity.

Duradek Cautions on Unproven Deck Building Products Technology

Duradek is very vocal about the truth that ‘new’ isn’t always better…especially when it comes to building products; and now Brad Pitt’s Make It Right Foundation has discovered that basic truth the hard way.

The group built 104 energy-efficient homes in the Hurricane Katrina-ravaged Lower 9th Ward of New Orleans. Dozens of those homes built from 2008 to 2010 included decks and stairs made from TimberSIL, a supposedly glass-infused wood that claimed to provide “an effective barrier in lumber to rot, decay and common wood problems” without using toxic ingredients.

This ‘new’ product’s lack of chemicals appealed to the Make It Right foundation because of its dedication to “green” building features, but the product performance fell short when premature reports of rot and decay started appearing in 2013...nowhere near the 40 year product guarantee.

As expressed in the New Orleans Advocate, “some local home builders and other non-profit executives said they saw the episode as a cautionary example of the problems facing many in their industry in trying to balance new, cutting-edge technology with time-tested construction techniques.”

The professionals at Duradek couldn’t agree more! We are cautioning builders about a potential similar issue in the niche vinyl decking industry with some manufacturers releasing highly suspect, unproven products into the market. (See Vinyl Deck Membranes Appearance Promises vs. Appearance Warranty).

It is unfortunate that Brad Pitt’s Make It Right Foundation had not chosen the time proven Duradek vinyl deck membranes for these projects. Duradek has a proven 40 year history and has gone through several warranty cycles to be absolutely confident in the Duradek product and installation techniques.

Furthermore, Duradek is also a “green” product and is installed on untreated plywood to avoid the use of harmful chemicals.

Innovation is a great thing, but if you don’t want to gamble on your project and money invested, be sure to use a product that has a proven performance history. Do-it-Yourself Deck Projects Not Recommended by Duradek

Deck waterproofing is a very important detail in protecting the home. When if comes to the superior performance of vinyl membranes as your long lasting waterproof solution, you could unknowingly create future issues for yourself if you attempt to do-it-yourself.

PVC membrane waterproofing is possibly THE most reliable method of roof deck waterproofing available today, but only if it is done correctly, using proven installation details. Duradek professionals care much more about successful waterproofing for their customers' long-term happiness than just making a 'quick sale'.

Here we share an actual inquiry about a project in the Pacific Northwest; and the verbatim response provided by Duradek Northwest's Matt Whale whose 20+ years specializing in roof waterproofing provides advice to be taken seriously.

Customer Duradek Inquiry

I am a property manager with a deck to re-do, approximately 100 sq. ft. Would like to have my very experienced handyman do the install if we can buy the materials. Plenty of installers down here, but I cannot find online a source in the Portland, OR area. Can you assist?

Duradek Northwest Response

I am sorry that I am unable to fulfil your material purchase desire, but due to statistical failure rates of waterproofing products and the untrained worker, coupled third party product compatibility issues, improper design and/or detailing associated with Do It Yourself (DIY) products and projects, Duradek has elected not provide a DIY product. It is sold only through the authorized installer networks.

Because success and deck failure exists in the Northwest and since Duradek has a forty year local history, it is this history and experience that confirms that less than one percent of all deck vinyl problems are material related and as such, the issues fall clearly on a combination of lack of education, non-existent installation repetitive skill and detail design choice experience. Therefore a onetime user can never get or be proficient in heat welding, the proven and code compliant method of seam sealing, or the one time designer can never arrive fully up to speed on proper detail choice or material compatibility, nor does a “do it yourself” product offer any warranty protection other than a “warrant it yourself, you installed it”.

This gamble, you personally maybe embarking on, is in an industry or situation where the bulk of all building related litigation resides. The American Institute of Architects “Architect” publication**, in of June 2011, put it “Water intrusion makes up more than 70 percent of construction litigation”. Thus, Duradek’s lack of “Do It Yourself” products, though not your preference, is a prudent decision on Duradek’s part and subsequently, a major contributing factor to their unequaled, unparalleled or unsurpassed forty year success in the vinyl deck waterproofing industry.

If I can provide you an installing company who would be willing to team up with your handyman, to save you money, then I can be of service. I attached two articles for your consideration. (links below) **

Compare Cost of Maintenance Before You Renovate Your Deck

As soon as the first signs of spring appear, many of us begin to get out on our decks or balconies and often discover that the winter has not been kind to the appearance of our favourite outdoor spaces. But there is a big difference between having to clean your deck for appearance or re-treat it to maintain it's structural integrity.

The trick is to enjoy your deck more, but labour on it less. If you are considering building a new deck or renovating an existing deck, here are some things to keep in mind...

Easy Maintenance with Vinyl Decks

Decks finished with Duradek vinyl membranes make it easy to enjoy your outdoor living space all year round with virtually no maintenance. Simply call a Duradek dealer, request an estimate and arrange for installation on a substrate of untreated plywood. Then Duradek is installed in one single application and (in most cases) is completed in one day. Your deck is ready for use immediately and is waterproofed for decades*. No reapplication required….ever! Additionally, if your deck is elevated, the use of Duradek membranes provides roof-grade waterproof protection for dry, usable space below.

Continual Maintenance with Coatings

Wood decks finished with a coating are a completely different story.

Once wood rot has invaded, deterioration is inevitable.
While slotted wood decks are a traditional go-to style of deck, many home owners or property managers are surprised and unprepared for the amount of work required to maintain them. Besides becoming unsightly when not regularly maintained, it is the safety concerns of a neglected wood deck that is far more serious than the aesthetic implications.

Wood decks finishes are required in order to penetrate the wood to slow down its ability to absorb moisture, prolonging the life of the deck and maintaining appearance.

Moisture wreaks havoc on unprotected wood, even pressure-treated wood. Moisture from rain, snow or humidity causes problems like raised grain, cupping and splitting. If moisture has penetrated the wood to the point where it has developed wood rot, the affected portion should be replaced immediately before the rot spreads to the entire structure.

UV radiation breaks down the lignin that holds wood’s cellulose fibers together in a process called photochemical degradation. This is what causes wood’s natural color to gray, and while this does not affect the strength of the wood, it is sometimes an undesirable appearance. The longer unprotected wood sits in the sun, the more UV radiation damage is done to the lignin, and it no longer bonds the wood fibers. As the fibers loosen and detach, any color pigments like stains will also fall away.

The key factor in longevity of a wood deck’s surface finish is to seal the wood before sun hits its surface. There are several different options for wood finishes like sealers, coatings, protectors and stains; and all of them have different advantages and appearance features. Solid stains act almost like a paint and block the UV rays, clear sealers only protect from water and still allow the UV radiation to reach the surface, and there are different levels of semi-transparent stains in between.

One of the drawbacks is that once the wood is sealed, it requires resealing every 1 – 3 years to stay protected. And even worse, if a coating fails, the process to replace it is a very unpleasant, labor intensive process.

Labour Intensive Wood Deck Maintenance

For example, a Redwood Deck Restoration project that was featured on the Journal of Light Construction shows that a four-step process requires significant time and cost to complete, and once you have started the process; you are in it to the end. The four steps that are recommended include:

1 – Sample: to see how the deck will strip and re-finish, a preliminary sample is recommended with a minimum of sanding a deck board and applying finish samples to have a sense of the end result.

2 – Pressure Wash – Chemically Strip and Neutralize: this is a best-left-to-professionals stage. Scott Burt from Topcoat finishes says, “The chems are hot, or caustic, and can do immense damage to people and property if not understood and used with discretion.” It is a two-step process: stripping and neutralizing and if not done properly, the job will not go well. The process is a fairly radical chemical reaction and is not a quick process, often requiring many passes and reapplication of chemicals and a great deal of clean water rinsing.

3 – Let Deck Dry, Then Sand: At least a day or two of good drying weather is required before proceeding. If not fully allowed to dry before the necessary sanding, the grain of the wood can be torn up easily. Then the process of sanding requires time consuming, knee-torturing hand sanders if you do not have access to and upright floor style sander. Then of course, proper dust containment must be used to provide protection from breathing in the dust of organic matter.

4- Apply New Finish: Finish must be applied using the manufacturer’s recommendations.

Whew! Just thinking about all that is enough to make you tired! Wouldn't you rather just pull out your deck lounger, pour a drink and kick back for some R&R?

Dry Below Decks Made Easy – Part 2: Below vs. Above

When a 2nd level deck needs to serve as a roof for a lower level deck or patio below, you can save time and money by using a SINGLE product that is approved as BOTH a traffic coating and roofing membrane in one. If you have an upper level deck surfaced with Duradek vinyl membranes, you don’t need the expense of an under deck drainage system to keep the area below it dry.

Whether for investment properties or your own residence, getting the most from your outdoor living space includes maximizing the usable space. By turning an upper level deck into a roof for a lower level deck below you gain the advantage of dry outdoor storage or a place to enjoy the outdoors even when the weather conditions are less than perfect.

Using a Duradek vinyl deck membrane is the ideal solution as it provides an attractive pedestrian deck surface while simultaneously acting as an approved roofing membrane with all of the waterproofing details that need to be considered with roof-grade waterproofing. Under deck systems only serve as a water routing system (and sometimes a ceiling for the lower level deck) but your exposed walking surface of the upper level deck would have to be addressed separately.

When you need it to stay dry below an upper level deck. a
walkable roofing membrane like Duradek is the best option.

A Look at Under Deck Drainage Systems and Why They Might Not be the Best Water Management Solution

There are two basic types of under deck drainage systems; both of which function by allowing water to get through the upper level deck surface and route it between the joists to downspouts and gutters. Theoretically, both of these systems have advantages but realistically neither of these systems provides complete water-tight protection for the building envelope. Water is routed away from the structure, but moisture is still present and trapped with little to no air flow. In addition, since the water routing systems are enclosed, you are unable to visually inspect if all seams or seals remain intact, and only discover those points of vulnerability AFTER there is a leak.

Last week we took a closer look a Trough Systems, which manage the water by routing it between the joists and is completely enclosed by upper deck above and soffit system below. This week we will take a closer look at Panel Systems which routes water below the joists and also often serves as the finished ceiling for the lower deck.

A Closer Look at Dry Below Deck Panel Systems

While a dry below panel system acts as the water routing system and ceiling for a lower level deck simultaneously, it also has its own set of challenges. Advantage - It can be used on an existing deck. Disadvantage - It is labour intensive as it relies on a sloped sleeper system to provide the slope needed to route the water. An elaborate spacer system is attached to the underside of the joists to provide a pitch of ½ inch every 4 feet.

Installation of the actual system begins with attaching a wall trim around the perimeter to create a frame. This includes drilling into the outside of the house and any penetration is a point of vulnerability to be caulked and checked periodically to protect the building envelope.

Installation of a below deck panel system.
All of the other pieces of the system just snap into the frame. In most cases a supporting beam(s) would be used to provide strength for the system. Basic panels serve as the decorative surface and are installed side by side to enclose the joists above. The panels are often PVC and they are flexible enough to install in the frame, but rigid enough to crack or snap when cutting to the appropriate size. The panels snap into the frame system and provide multiple non-permanent seals as they snap into each other to enclose the ceiling.

A gutter is installed on the outside perimeter to catch the water from the slope provided by the panels on the spacers. Water wicking or splash back can occur here so careful installation of the gutter is very important.

Like the trough system, panel systems still require the upper deck surface to be treated or installed separately.

Why Duradek is the Best Choice to Keep it Dry Below

Duradek vinyl deck membranes have been waterproofing decks for over 40 years. Duradek is CAN/CGSB, CCMC and ICC approved as a pedestrian traffic coating and a roofing membrane. It includes warrantied waterproof protection for 10 years, while its traditional service life reportedly averages 20+ years. Unlike many other vinyl deck products, Duradek also offers a written appearance warranty.

Duradek vinyl deck membranes are installed in a single application with methods that consider the details required for secure waterproof protection of the building envelope. Since those critical waterproofing details are so important in protecting the home, Duradek is installed by authorized contractors that have been specifically trained in Duradek’s installation methods.

How Duradek Vinyl Deck Membranes Work

Duradek is adhered directly to the deck surface. The ideal substrate is ¾” T&G Untreated Plywood, however Duradek can also be applied to concrete surfaces. All seams are heat-welded to ensure no water can ever penetrate. The membrane is run up the inside perimeter of the deck against the exterior of the building before the flashing details are added. Particular attention is paid to any areas of vulnerability like door openings.

Water is managed by a 1” in 12” surface slope to the outside edge. Depending on the type of deck, waterproofing details such as edge flashing, drains, scuppers and a gutter system is included if required. All of these waterproofing details are heat-welded or caulked to be completely sealed. The seals are accessible for annual visual inspections. There is less of a chance of surprising leaks with Duradek.

as well as a roofing membrane to keep it dry below.

Get the Upper Hand on Your Upper Level Deck

There are several advantages with designing your second level deck to provide cover in order to create dry, usable space below. Sometimes you need dry outdoor storage space for bikes, lawnmowers, sporting equipment or other seasonal items. Maybe you like to spend time outdoors all year round and that protected area provides shelter from the rainy days, or alternately in peak summer season you can get a little shade when you just have to get out of the sun for a while.

Whatever motivates you for creating a dry area below your upper level deck, choosing Duradek and one of its 24 attractive colour options is the best choice for low maintenance decking that doubles your usable outdoor living space.

Duradek vinyl deck membranes provide roof-grade waterproof
protection for a lower patio and dry storage for outdoor items.

You can contact an authorized Duradek Installer in your area for a free estimate on your next decking project or to answer any questions you might have on deck waterproofing.

Dry Below Decks Made Easy – Part 1: Trough vs. Top

They say there are two sides to every story, but when it comes to 2nd level decks acting as a roof for a patio below, you only need a one-sided solution – Duradek vinyl membranes. You don’t need the expense of an under deck drainage system if you have a deck surfaced with Duradek.

For an investment as large as residential properties, maximizing usable space is on the top of most home owners’ lists. It is certainly important to developers and designers who want to maximize the value of the homes for their clients. With the ever-growing demand for more outdoor living space it only makes sense to maximize space by turning an upper level deck into a roof for a lower level deck below.

Duradek vinyl deck membranes are the perfect solution as they serve as both the pedestrian deck surface and the roofing membrane in one single product application that completely considers protecting the building envelope. Under deck systems only serve as a water routing system (and sometimes a ceiling for the lower level deck) so you still have to consider the exposed surface(s) of the upper level deck separately.

An attractive upper deck CAN double as a roof
(see bottom image for lower level view).

Why Under Deck Drainage Systems May Not be the Best Roof Deck Solution for You

There are two basic types of under deck drainage systems.
1 – Trough systems
2 – Panel systems

Both of these systems function by allowing water to get through the upper level deck surface and then routing it between the joists to downspouts or gutters; neither system provides complete water-tight protection for the joists, fastening points, supporting beams or building envelope. Water is routed away, but moisture is still present and lack of air flow just traps that moisture between the surface of the upper deck and the roof of the lower deck. While some installation methods will rely on caulking or butyl tape to seal seams, you are unable to inspect if those seals remain intact as they are inaccessible once the deck is complete.

A Closer Look at Dry Below Deck Trough Systems

The under deck drainage trough systems are only a realistic option for a new build decks as the troughs must be installed between the joists before the deck surface is complete. It is not a good option for existing decks as the upper level deck surface would have to be removed for it to be installed.

When the trough systems are installed, the material is usually not run up the siding of the house which means the building envelope is not completely protected and it is possible for moisture to find its way through, risking wood rot where the deck meets the house.

Another issue with the trough systems is that it is dependent on the area between the joists to allow the proper slope to route the water away. With a ceiling on a lower level deck, most people will run some sort of piping or conduit for electrical purposes and the placement of those may form damming or tenting causing an interruption of water flow and trap moisture.

A trough style under deck drainage system can not be installed
on an existing deck without disassembling it.

The water flow of a trough system is routed to a downspout at each trough, but where the trough meets the downspout it is (again) not sealed. A simple, small cut where the trough terminates at the downspout is all that is performed to prevent wicking and keeping the water from getting below the trough. If the width of the water flow exceeds that of the cut, it can easily wick up below the trough.

A soffit system to serve as the ceiling on the lower level deck would have to be installed to conceal the troughs and joists. If any moisture has gotten past the trough it can become trapped within the joists and soffit system below with little airflow.

Finally, once a dry below trough system is completely finished, the upper level deck surface needs to be installed. At this point the fasteners puncture the trough membrane from above and may allow moisture into the joist area…but you will never know about it until you have a leak because it is completely buried between surface and soffit.

Why Duradek is the Best Choice to Keep it Dry Below

Duradek is a PVC membrane system and has been waterproofing decks since 1974. Duradek is CAN/CGSB, CCMC and ICC approved as a pedestrian traffic coating and a roofing membrane. It is installed in a single application providing warrantied waterproof protection for 10 years, while its traditional service life reportedly averages 20+ years.

Duradek’s installation methods consider the critical details required for secure waterproof protection of the building envelope. Since those waterproofing details are so important in protecting the home, Duradek is only installed by trained and authorized installers.

Duradek is adhered directly to the plywood or concrete deck surface and all seams are heat-welded to ensure no water can ever penetrate. The membrane is run up the inside perimeter of the deck (recommended 6 inches) against the exterior of the building before the flashing details are added.

The professional installers of Duradek vinyl deck membranes
are skilled in the details needed for reliable waterproofing.

Water is managed by a 1” in 12” surface slope to the outside edge. Depending on the type of deck, waterproofing details such as edge flashing, drains, scuppers and a gutter system is included if required. All of these waterproofing details are heat-welded to be completely sealed. The perimeter edges can be caulked as they are accessible for annual visual inspections. There is no room for water infiltration with a Duradek system.

Once installed, Duradek reliably provides you a roof for the lower deck below and the walking surface for the upper level deck. On the lower level, the joists are still exposed but with open air flow they are not vulnerable to static water and any moisture will naturally evaporate. If you would like an enclosed ceiling and lighting installed for your lower level deck, the area between joists is completely dry and clear of obstruction for the addition of conduits and a soffit system.

Of the many reasons you might want to create a dry area below your upper level deck, choosing one of Duradek’s beautiful designer finishes offers the best choice for low maintenance decking that doubles your usable outdoor living space.

The roof-grade waterproof protection of Duradek vinyl above
helps to double usable outdoor living space.

Check back next week when we take a close look at the second type of under-deck drainage systems – Panel Systems.
